How much should your loan amount be?
The 28%/36% Rule
There is no one-size-fits-all number when it comes to borrowing power. Generally, it may be a good idea to ensure your home loan repayments don't exceed 30% of your gross income.
“Most lenders follow the guideline that a borrower's housing payment (including principal, interest, taxes and insurance) should not be higher than 28 percent of their pre-tax monthly gross income,” says Winograd.
An individual earning $60,000 a year may buy a home worth ranging from $180,000 to over $300,000. That's because your wage isn't the only factor that affects your house purchase budget. Your credit score, existing debts, mortgage rates, and a variety of other considerations must all be taken into account.
On a salary of $36,000 per year, you can afford a house priced around $100,000-$110,000 with a monthly payment of just over $1,000. This assumes you have no other debts you're paying off, but also that you haven't been able to save much for a down payment.
The 30% rule for home buyers
If your annual salary is $100,000, the 30% rule means you should spend around $2,500 per month on your house payment. With a 10% down payment and a 6% fixed interest rate, you could likely afford a home worth around $350,000 to $400,000 (depending on the cost of taxes and home insurance).
Key takeaways
Debt-to-income ratio is your monthly debt obligations compared to your gross monthly income (before taxes), expressed as a percentage. A good debt-to-income ratio is less than or equal to 36%. Any debt-to-income ratio above 43% is considered to be too much debt.
A house poor person is anyone whose housing expenses account for an exorbitant percentage of their monthly budget. Individuals in this situation are short of cash for discretionary items and tend to have trouble meeting other financial obligations, such as vehicle payments.
The 50-30-20 rule recommends putting 50% of your money toward needs, 30% toward wants, and 20% toward savings. The savings category also includes money you will need to realize your future goals. Let's take a closer look at each category.
The 28% Rule For Mortgage Payments
The often-referenced 28% rule says you shouldn't spend more than 28% of your gross monthly income on your mortgage payment. Gross income is the amount you earn before taxes, retirement account investments and other pretax deductions are taken out.
How much is $30 an hour annually?
$30 an hour is how much a year? If you make $30 an hour, your yearly salary would be $62,400.
$60,000 a year is how much an hour? If you make $60,000 a year, your hourly salary would be $28.85.
An $80,000 annual salary might sound like a decent pile of money — and in fact it's about $10K higher than the national median household income of $70,784. However, a recent Bankrate study found that financial distress can strike even those making $80,000 per year.
If you have minimal or no existing monthly debt payments, between $103,800 and $236,100 is about how much house you can afford on $40K a year. Exactly how much you spend on a house within that range depends on your financial situation and how much down payment you can afford to invest.
On a salary of $45,000 per year, you can afford a house priced at around $120,000 with a monthly payment of $1,050 for a conventional home loan — that is, if you have no debt and can make a down payment. This number assumes a 6% interest rate.
First, let's calculate the maximum mortgage payment that you can afford using the 28% DTI rule. If you make $32,000, then your gross monthly income is roughly $2,667. Based on the 28% rule, the maximum mortgage payment you can afford is $747.
$100,000 a year is how much an hour? If you make $100,000 a year, your hourly salary would be $48.08.
One hundred thousand dollars a month is an excellent salary in the US. It equates to $1.2M per year.
It can be more than enough for an individual or even a small family to live comfortably. With $100,000 a year, a person could cover typical expenses, pay down debt, build their savings, contribute toward retirement, invest, and still have enough money for entertainment, hobbies, and vacations.
crippling debt n

How much debt is normal?
Generation | Average total debt (2023) | Average total debt (2022) |
---|---|---|
Gen Z (18-26) | $29,820 | $25,851 |
Millenial (27-42) | $125,047 | $115,784 |
Gen X (43-57) | $157,556 | $154,658 |
Baby Boomer (58-77) | $94,880 | $96,087 |
Most lenders say a DTI of 36% is acceptable, but they want to lend you money, so they're willing to cut some slack. Many financial advisors say a DTI higher than 35% means you have too much debt. Others stretch the boundaries up to the 49% mark.
To determine how much you can afford using this rule, multiply your monthly gross income by 28%. For example, if you make $10,000 every month, multiply $10,000 by 0.28 to get $2,800. Using these figures, your monthly mortgage payment should be no more than $2,800.
Is it bad to be house poor? Being house poor is a precarious situation that's certainly less than ideal. Paying too much for housing impacts your ability to save for retirement, pay down debt, cover the cost of emergencies or even simply pay your daily expenses.
According to the 28/36 rule, you should spend no more than 28% of your gross monthly income on housing and no more than 36% on all debts. Housing costs can include: Your monthly mortgage payment. Homeowners Insurance.
